  • Properties active and on the market: 66                              
  • Single-family properties closed in January 2013: 2      
  • Average sales price: $ 273,500
  • Median sales  price: $ 273,500
  • Sales price to list price ratio: 98%
  • Average days on the market: 55
  • Sales currently pending: 4

  • Jamestown’s home absorption rate was thrown out with the baby’s water this month!  Oh my goodness, the buyers market just bloomed again here.  Based on this most recent home sales data, the Jamestown real estate market is a buyers market.  

  • Jamestown’s home inventory is increasing, days on market decreased and list price to sold price dropped this month.  Realize that with only 2 homes sold there is not enough statistics to project forward.
  • Breakdown of the 2  Jamestown RI homes sold in January is as follows: 1 home  sold under $300,000 and 1 home sold between $300,000-$400,000.  In January, there was minimal buyers interest in the coastal Jamestown RI real estate market.  However,  the under $400,000 home generated the buyers interest.

Just to recap what this waterfront community has experienced in home prices over 2012 year which is a 9% home sale price decrease.  However, the number of coastal Jamestown RI real estate home sales are up by 26%  in 2013.  We need to see how 2013 goes now.

The Jamestown RI community is a waterfront Newport County community.  It is known for its stunning coast line,  Beavertail State Park and luxury living.
