The East Greenwich RI real estate market shows improvement in single family home sales demonstrated by the home sale statistics generated for February 2013.  Let us look at how homes are selling this past month, as follows:

Active homes on the market: 94

Pending Homes:  16 homes

Sold Homes: 15 single family

In February, 15 single family sold homes, as follows:  4 homes sold for less than $300,000, 4 homes sold between $300,000-$400,000 and 7  homes sold for greater than $400,000.  More detailed sales information is as follows:

            Average home sold for $433,515 at 96% of list price and days on market was 133.

            Median home sold for $365,000 at 95% of list price and days on market was 82.

Overall February was a good selling month for East Greenwich homes despite the impact of the Blizzard of 2013.  Home inventory has decreased by 10% .  We saw an increase on  average days on market, sales price rose and sales price to list price also increased.  Overall, a good sales month for sellers.  However, we continue to have a true balanced real estate market here (neither a buyers or sellers market).

 

Comparing East Greenwich RI real estate home sales for the month of February 2012 compared to February 2013 showed a 50 % increase in real estate home sales.  A continued upswing in home sales and prices which is wonderful to report.
