North Kingstown RI real estate report for March 2013 provided by Ginny Lacey Gorman of RI waterfront real estate.  It was a rebounding month after the hard winter month of February passed us by.   Home buyers and sellers are ready for the spring market with a rise in home inventory being experienced and increase in home sales!

  • Single-family properties closed in March 2013: 19   
  • Average sales price: $ 318,442
  • Median sales  price: $ 277,000
  • Sales price to list price ratio: 94%
  • Average days on the market: 98
  • Sales currently pending: 36

 

North Kingstown RI Real Estate

Based on this most recent home sales data, the North Kingstown RI real estate market is still a buyers market.

  • Breakdown of the 19 North Kingstown sold homes is as follows for the month: 11 homes sold under $300,000, 4 homes sold between $300,000-$400,000 and 4 homes sold over $400,000.  The under $300,000 market is clearly the much desired market in home sales now.

The North Kingstown RI real estate report in March 2013 shows an improved home closing rate.  Home sales are up by 72% over the prior month.

Yet, home sales over March 2012 are down by 9%.  However, North Kingstown homes going into pending status remained strong and were up 20% over February.  Strong home interest in buying remains on the top of  buyers minds.

 

Interesting that homes on the market increased this month by 8%.  This is typical of the spring real estate market. This town has so much to offer buyers in the way of geographic location, top performing schools and variety of home choices.
