The South Kingstown RI real estate report for single family homes for April 2015 continues its rise in home sales up by 4% over the prior month. Single family homes sold here have shown a 48% increase but only a 1% increase in sold home values January 2015- April 2015 compared to January 2014- April 2015. A positive sign for home sellers in South Kingstown with numbers and home values. It is the driving force of homes under $300,000 though that are driving these higher home sale numbers up in 2015.

- Properties currently active on the market: 213( 15% increase over prior month)
- Single-family properties closed in April 2015: 27 (4% increase over prior month)
- Average sales price: $ 331,000 (11% decrease over prior month)
- Median sales price: $268,000
- Sales price to list price ratio: 97% ( 93% in the prior month)
- Average days on the market: 127
- Sales currently pending: 48 (55% increase over prior month)
- South Kingstown home absorption rate indicates is a buyers market with 7.8 months worth of home inventory. Home absorption is the amount of time it will take to sell all the homes currently on the market without adding to it.
- Breakdown of the 27 South Kingstown sold homes is as follows for the month: 15 homes sold under $300,000, 3 homes sold between $300,000-$400,000 and 9 homes sold for more than $400,000 but less than a million and 0 homes sold over $1 million. The under $300,000 home market continues to be the strongest market for real estate continually.
