Narragansett RI real estate coastal home sales are slower in 2022 compared to 2021. Single home sales are down 17% in 2022 as compared to 2021. The average home prices increased by 5% (yet increased by 11% for median prices) during this time period. As we begin a new year in 2023 we will continue to see an active Narragansett real estate market.
As this is one of the prime southern RI coastal real estate oceanfront towns to reside in, Narragansett offers home buyers numerous choices.

- Average days on the market: 78 (32 days in prior month)
- Sales currently pending: 13 (11 in the prior month)
- Above ground average square foot cost of a sold home this year so far in Narragansett is $495 (median price is $471).
- Highest price home sold in Narragansett this month is in the Narragansett Pier neighborhood at $2,355,000.
Narragansett homes sale absorption rate is 5 months of home inventory which is currently a balanced real estate market.
2023 Narragansett January Real Estate Market Sales Data Recap
8 single family homes sold in Narragansett in January as compared to 13 homes in January 2022. The average Narragansett house still commands an above average price for the Rhode Island real estate market at $922,000 in 2023 (median price is $628,000) as compared to 2022 which was then $749,000 (median price $625,000). The average above ground square foot cost of a sold home here in January is $495 and is a 4 bedroom, 3 bath, and 1900 above ground square foot home.
One of the neighborhoods in demand is Narragansett Pier which has a few homes on the market and the price point is higher. Remember that the RI real property here is land. It is expensive so small lots with homes are the norm.
