East Greenwich RI Real Estate Market Report – September 2011

 

7 East Greenwich RI homes have been sold in September:

1 home sold for over $1 million

3 homes sold over $400,000

0 home sold for between $300,000-$400,000

        3 homes sold for under $300,000

 

There were 140 East Greenwich RI homes for sale  in September 2011 which was a 1 % increase over the prior

month (1 more home for sale).  Of the East Greenwich RI homes on the market 8 of them are over $1 million in sales price.

 

The numbers of East Greenwich RI homes for sale, price range of homes sold and real estate market trends month to month for East Greenwich neighborhoods that may be on your horizon are shared here.  The number of East Greenwich RI homes sold decreased by 36% over the prior month.  Interesting enough the top sellers are the homes over $400,000 or under $300,000 – again if location, condition and price for a home is right the property will be a seller here in this real estate market and bought!

 

Be aware that the absorption rate for homes on the market is above 12 months which is still very much a buyers market.  However, East Greenwich has consistently been the top or in the top two school systems academically in the Rhode Island market.   When homeowners are looking for top rated schools, there is no doubt that they consider East Greenwich RI real estate.

 

Pending home sales have remained the same over August 2011 and there are 11 homes in pending in East Greenwich RI.  To be in ‘pending’ status is to be awaiting the closing of the home, i.e. there is a signed purchase and sales agreement on the home. This waiting time is usually due to the lender going through their punch list of items needed from the buyers and/or finishing up agreed upon repair items from the home inspection.
