Average Home Sale Price in April 2012 was $269,941,  homes sold for 92% of  average list price and were on the real estate market for 61 days on average.  This is a decrease over March in average sales price, average list price and days on market.

Median Home Sale Price in April 2012 was $222,500, homes sold for 94% of median list price and were on the real estate market for 61 days on median average.

There were 188 North Kingstown homes for sale in April 2012 which was a 2 % increase (4 more homes) in inventory over the prior month.

Yet, if you look at the sales numbers above it is interesting how strong the North Kingstown real estate market is here for homes under $300,000.  April is strong in the lower end dollar market and this has been very consistent over the past months.  Also, because the weather was so warm in April 2012 there were more sales than past years in 2012.  However, home sales overall from March to April 2012 were down 29%.

North Kingstown RI has a good supply of homes on the market still and the waterfront North Kingstown homes for sale for over $1 million are selling right now.     Additionally, there are 13 North Kingstown luxury homes for sale over $1 million.

There are 39 pending homes sales at present (same as March).  This is a continued sign of the improving real estate local market.   It is a great time to buy while mortgage rates remain low and inventory remains high…Continues to be a Buyers Market with 12 months of inventory to sell.
