North Kingstown RI single family home sales for June 2012 were as follows:

28 North Kingstown homes sold

   10 homes sold over $400,000

   4 homes sold for between $300,000-$400,000

    14 homes sold for under $300,000

What is Selling in Rhode Island Real Estate in North Kingstown you ask?

Average Home Sale Price in June 2012 was $309,555,  homes sold for 96% of  average list price and were on the real estate market for 86 days on average.  This is an increase over May in average sales price, average list price and less days on market.  Home sales volume are up by 22% in June over May 2012.  

 

Median Home Sale Price in June 2012 was $307,500, homes sold for 95% of median list price and were on the real estate market for 33 days.

There were 217 North Kingstown homes for sale in June 2012 which was a 1 % increase in inventory over May.

Yet, if you look at the sales numbers above it is interesting how strong the North Kingstown real estate market is here for homes under $300,000 and over $400,000.  Even in June the under $300,000 dollar market of sold homes is consistently ‘the buy’ alternative as compared to past months.

 

There were 3 North Kingstown short sales sold in June 2012.  It was good to move these short sales out of the inventory figures.

 

North Kingstown RI has a strong supply of homes on the market still and the waterfront North Kingstown homes for sale for over $1 million.  Additionally, there are 13 North Kingstown luxury homes for sale over $1 million.

 

There are 37 pending homes sales at present which is a 9% increase from May.   It is still a good time to buy Rhode Island real estate while mortgage rates remain historically low and inventory choices are there…Continues to be a Buyers Market with 8 months of inventory to sell.
