The Charlestown homes for sale real estate market has been a slower moving market this year for this oceanfront community. Nestled in the southern part of Rhode Island this town offers hideaway, beachfront and rural homes for the discriminating buyer. Here is the June update, as follows:
- Properties active and on the market: 131
- Single-family properties closed in June: 8 ( up by 2 since last month)
- Average sales price: $ 417,857 (down by 8% over last month)
- Median sales price: $ 294,900 (3% increase over last month)
- Sales price to list price ratio: 95% (2% increase over prior month)
- Average days on the market: 187 (up 19% from last month)
- Sales currently pending: 16 (up by33% over last month)
Charlestown RI Home Sales June 2013 Update
- Charlestown’s home absorption rate is still in the double digits of home supply (16 months of homes) which remains a buyers market. An 9% increase in home inventory occurred in June. Charlestown homes $1 million and over account for 15% of the homes for sale now which is a big decrease from prior months.
- Home inventory increased by 11 homes in June, pending sales increased by 4 homes and Charlestown RI home sales increased by 2 homes over May.
- Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the current real estate market. Charlestown has 50% of homes for sale over $400,000.
- Breakdown of the 8 Charlestown RI home sales is as follows for the month of June: 5 homes sold under $300,000, 1 home sold between $300,000-$400,000 and 2 homes sold over $400,000. Charlestown RI homes sales June 2013 still indicates that the best value for location, taxes and low key living is the under $300,000 home market here.
Charlestown RI home sales this year in June 2013 home sales are down by 5 homes over June 2012.
Actually 2013 home sales through July stand at 55 home sales compared to 83 sold through July 2012. This is a 31% decrease in Charlestown home sales in 2013 over last year. However, home sale prices rose by 14%! Are there deals to be made…perhaps. Are sellers standing firmer on their home prices this year? Perhaps.
