July 2012

This is the East Greenwich RI Real Estate market report for July 2012, is as follows:  20 East Greenwich homes sold.

11 homes sold over $400,000

5 homes sold for between $300,000-$400,000
4 homes sold for under $300,000

 

Home sales decreased 26% last month over June 2012.  The prior month had shown a huge increase in home sales but not in July.   There were 128 East Greenwich homes for sale in July which was a 7% increase over June.   Currently, there are 9 luxury East Greenwich homes for sale over $1 million.

 

21 homes are Pending in East Greenwich in July awaiting closing. This is down from the prior month but buyers are still  searching for Rhode Island real estate here.  In fact, it is nearing a balanced buyers-sellers market in East Greenwich as absorption rates head toward a 6 months of homes on the market.

 

East Greenwich has the homes for sale and the location buyers want and there are many neighborhood choices.  Schools remain a top attraction for living here (East Greenwich being one of the top rated RI school systems).  As well as easy commute to Providence and the Wickford Junction train station is a stone’s throw for those commuting to Boston!

 

The historic Main Street in East Greenwich is packed with unique shops and foodie restaurants– it is always worth a meal here.  The marinas and Hill and Harbor area are always a draw also for those looking for a great experience along the waterfront.

In July 2012, the average East Greenwich RI home sold for $451,580, was on the market for 85 days and sold for 96% of list price.

 

Whereas the median priced East Greenwich RI home sold for $416,250, was on the market for 20 days and sold for 95% of list price in July 2012.
