The East Greenwich RI real estate market update this month shows a back to school slow down as home buyers get to other tasks at hand.  This is very typical for the month of August.  It continues to be a strong home sales market that has rebounded well from 2012 with an overall 4% home sales price increase.

A suburb of the city of Providence, commuting distance and great schools draws the home buyers here as East Greenwich RI home sales in August 2013 are shared.   This RI real estate market strong yearly trend in single family home sales is demonstrated by homes sold up by 25%!

Active homes on the market: 121 (3% increase over prior month)

Average list to sales price: 96% (same as prior month)

Average home sale price: $427,025 (13% decrease over prior month)

Pending Homes:  12 (down by 33% from prior month)

Single family Sold Homes: 20 (30 homes sold prior month)
 

East Greenwich RI Real Estate Market Update – August 2013

In August, 20 single family homes sold, as follows:  7 homes sold for less than $300,000, 3 homes sold between $300,000-$400,000, 9  homes sold for greater than $400,000 and 1 home sold for over $1 million.  Detailed East Greenwich home  sales information is as follows:

            Average home sold for $427,025 at 96% of list price and days on market was 113.

            Median home sold for $ 389,000 at 96% of list price and days on market was 64.

 Overall August was still a good month for East Greenwich home sales.  Home inventory has increased by a mere 3 homes .    Alas, a  33% decrease in home sale volume over July occurred.    However, we are back to a balanced real estate market here with just 6 months of home inventory.

Comparing East Greenwich RI real estate sales year to date through August 2012 to August 2013, showed an increase in home sales by 25%.  Also, home prices are up by 4% over the same time period.
