  • Single-family properties closed in November 2012: 16
  • Average sales price: $ 699,659
  • Median sales  price: $ 533,900
  • Sales price to list price ratio: 89%
  • Average days on the market: 172
  • Sales currently pending: 3

  • Jamestown’s home absorption rate: 4.1 months of home inventory. Based on this most recent home sales data, the Jamestown real estate market is a sellers market.  However, many homes were taken off the market for the winter so I would say come spring Jamestown will be a more ‘balanced’ real estate market.

    Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the real estate active market.

  • Breakdown of the 16 Jamestown RI home sales is as follows for the month: 2 homes sold under $300,000, 1 home sold between $300,000-$400,000 and 9 homes sold over $400,000 and  4 homes sold for over $1 million.  In November the over $400,000 home generated the most buying interest.
  • Home sales more than doubled over the prior month of October and were off the charts strong for a market that had been slow all year.

The Jamestown RI home sales market has had an uptick in sales market this year with number of home sales up 18% over 2011 year to date!

Home prices have decreased year to date over 2011 in 2012 by 19%.  Yes, these are accurate Jamestown home sale volume and sale prices.  Buyers were out in purchase mode to buy ocean front and luxury RI real estate at lower prices.
