19 North Kingstown homes sold

  4 homes sold over $400,000

  2 homes sold for between $300,000-$400,000

   13 homes sold for under $300,000

 

North Kingstown Real Estate Market Update for October:

 Average Home Sale Price in October 2012 was $301,205,  homes sold for 94% of  average list price and were on the real estate market for 114 days on average.  
Median Home Sale Price in October 2012 was $278,000, homes sold for 95% of median list price and were on the real estate market for 113 days.  Median price is up and days on market until a sales agreement is reached nearly doubled.  

There were 170 North Kingstown homes for sale in October 2012 which is a 10% decrease in home inventory over September.

 

Yet, if you look at the sales numbers above it is interesting how strong the North Kingstown real estate market is here for homes under $300,000.  In fact, home sales in North Kingstown increased by 19% last month and pending home sales remained constant with 39 homes awaiting closing.

There was 1 North Kingstown short sale sold in October 2012.
North Kingstown RI has a smaller supply of waterfront North Kingstown homes for sale for over $1 million.  There were 9 North Kingstown luxury homes for sale over $1 million.

 

There are 39  pending homes sales at present which are equal to the pending sales for the prior month.   It remains a good time to buy Rhode Island real estate while mortgage rates remain low and home choices are available.  It still is the American dream.
