What You Need to Know About South Kingstown Real Estate Market

South Kingstown June 2012 home sales are Equal to last year’s June 2011 home sales.

South Kingstown’s Average Home Sale Price in June 2012 was $318,337. This month South Kingstown Rhode Island real estate homes sold on average for 95% of list price and was on the real estate market for 122 days on average.  This was an overall increase on all three points.

 

South Kingstown Median Home Sale Price in June 2012 was $301,500. South Kingstown homes sold for a median price point of 96% of list price and was on the real estate market for 39 days.   Remember the median sale price is the midpoint of all home sale prices (half the sales are below as above this dollar figure).

There were 288 South Kingstown homes for sale in June 2012 which was a 1% decrease in homes over the prior month. The number of sold homes has increased by 5 homes this month.

 

South Kingstown continues to have a good supply of homes for sale yet the waterfront South Kingstown homes for sale are selling slowly. No waterfront South Kingstown homes sold in June.

 

There are 54 homes in pending status in South Kingstown RI (pending sales are homes awaiting closing and the numbers are up by 11 homes or 26% over the prior month). Yet, the home absorption rate for South Kingstown homes for sale remains high and continues as a buyers market.
