The Charlestown single family number of sold homes this month is 8 and 3 more than the prior month.  The pending real estate sales this month are 30% higher than the prior month.  There is a limited homes for sale under one million dollars of Charlestown homes for sale. Yet, there are mobile homes on leased land in the lower price range.

  • Median sales  price: $510,000  
  • Sales price to list price ratio: 96%
  • Average days on the market until in sales agreement: 42
  • Sales currently pending awaiting closing: 13
  • Highest priced home sold this month was $2,250,000 in the Quonnie neighborhood.

The Charlestown average home sold price in 2023 is 8% less than 2022 so far (the median price decrease is 18% over this period).  The number of homes sold in January-April 2023 is 53% less than those sold in January-April 2022.

 

The average home sold so far in 2023 is a 3 bedroom, 2 bath home with 1300 square feet of above ground living space.  The average above ground square foot cost of a sold Charlestown home is $454 (medain square footage cost $362) in 2023.

Charlestown’s home absorption rate is a sellers real estate market at present with 2.2 months of home inventory.  

  • Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the market.
  • Breakdown of the 8 Charlestown home sales is as follows for the month: 2 homes sold under $300,000, 1 homes sold between $300,000-$400,000, 4 homes sold over $400,000 but less than a million dollars andhome sold for over $1 million.
