Narragansett RI real estate coastal home sales are less in 2023 compared to 2022. Single home sales are down by 20%, on average, with an average 7% drop in prices(no reducton in median sale prices) in 2023 as compared to January-July 2022 so far.
As this is one of the prime southern RI coastal real estate oceanfront towns to reside in, Narragansett offers home buyers numerous choices.

- Sales price to list price ratio: 98%
- Average days on the market: 49
- Sales currently pending: 28
- Above ground average square foot cost of a sold home this year so far in Narragansett is $593 (median price is $532).
- Highest price home sold in Narragansett this month is at Narragansett Pier neighborhood at $2,100,000.
Narragansett homes sale absorption rate is 2.9 months of home inventory which is currently a sellers real estate market.
2023 Narragansett July Real Estate Market Sales Data Recap
96 single family homes sold in Narragansett so far in 2023 as compared to 120 homes in January-July 2022. The average Narragansett house still commands an above average price for the Rhode Island real estate market at $925,000 in January-July 2023 (median price is $747,000) as compared to January-July 2022 which was $998,000 (median price $750,000). The average above ground square foot cost of a sold home here so far in 2023 is $593 (median square footage at $532) and is a 3 bedroom, 2 bath, and 1700 above ground square foot home.
Narragansett home sales so far in 2023 are 20% less than the first seven months in 2022 and the average home sale price is down by 7% (median price remains equal).
One of the neighborhoods in demand is Narragansett Pier which has a few homes on the market and the price point is higher. Remember that the RI real property here is land. Land is expensive so small lots with homes are the norm.
