Narragansett RI real estate coastal home sales are slower in 2023 compared to 2022. Single home sales are down 27% in 2023 as compared to 2022 so far. As we begin 2023 in Narragansett real estate sales we will continue to see an active Narragansett home sale market.
As this is one of the prime southern RI coastal real estate oceanfront towns to reside in, Narragansett offers home buyers numerous choices.

- Median sales price: $746,000
- Sales price to list price ratio: 96% (90% last month)
- Average days on the market: 44 (78 days in prior month)
- Sales currently pending: 19 (13 in the prior month)
- Above ground average square foot cost of a sold home this year so far in Narragansett is $657 (median price is $550).
- Highest price home sold in Narragansett this month is in the Harbor Island neighborhood at $2,260,000.
Narragansett homes sale absorption rate is 2.8 months of home inventory which is currently a sellers real estate market.
2023 Narragansett February Real Estate Market Sales Data Recap
19 single family homes sold in Narragansett so far in 2023 as compared to 26 homes in January-February 2022. The average Narragansett house still commands an above average price for the Rhode Island real estate market at $926,000 in January-February 2023 (median price is $650,000) as compared to January-February 2022 which was $736,000 (median price $662,000). The average above ground square foot cost of a sold home here so far in 2023 is $657 and is a 3 bedroom, 2 bath, and 1600 above ground square foot home.
Narragansett home sales so far in 2023 are 27% less than the first two months in 2022 yet the average home sale price is up 26% (median price is down by 2%).
One of the neighborhoods in demand is Narragansett Pier which has a few homes on the market and the price point is higher. Remember that the RI real property here is land. It is expensive so small lots with homes are the norm.
