This is the North Kingstown RI single family housing market update for November developed by Ginny Gorman, a top selling RI coastal real estate agent. This is the 2021 real estate home sale market that homeowners and buyers want to hear about.
With the season of buying always here and the Narragansett Bay waters drawing the buyers into this centrally located RI town. This month is showing a decrease in home sale closings over the prior month down by 3% and pending home sales are up 10% over the prior month.
North Kingstown single average home sold numbers here are 17% lower in January-November 2021 over January-November 2020 as home inventory is not as available. Yet, this year average home sold values are up 22% in the same time period for the year
2021 over 2020. Higher priced homes are selling quickly now. North Kingstown continues to be one of the desirable towns for RI home buyers.
What makes North Kingstown the town to move into and live?
In this southern RI coastal town it is about the community, life style, schools, Wickford Village, Narragansett Bay and great real estate that draws home buyers here. North Kingstown is geographically nearly in the center of Rhode Island coastal real estate which makes commuting to Providence or south via Routes 1, 4 and 95 an added bonus to all who live here. There is a suburban living environment here with the salt water close at hand.

- Sales price to list price ratio: 102% (101% prior month)
- Average days on the market: 29 (29 days prior month also)
- Sales currently pending: 43 (39 homes were in pending the prior month)
- Average above ground square foot cost of a sold home is $295 so far this year. It is a 3 bedroom, 2 bath home with 2000 above ground living space as well.
- The highest price home sold in this town this month was in the Saunderstown neighborhood at $1,175,000.
North Kingstown home absorption rate for the month is 1.4 months of home inventory (a normal market is 5-7 months of inventory ). Based on this most recent home sales data, the North Kingstown real estate market is in a sellers market.
- Home absorption is the amount of time it will take to sell all the homes currently on the market without any additional homes being added to the current home inventory.

Single home sales numbers are down 17% for January-November 2021 (298 sales) as compared to January-November 2020 (378 sales). While average home sold prices are up 22% in the same time period.
